Online Bookings
When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the address you provide in the booking form. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing via a letter of confirmation sent to you by email.
Method of Payment
A deposit of 25% of the rental fee is payable when the booking is made. Payment can be made through our online booking system. The balance is due 8 weeks before the start of rental. An invoice for the balance will be sent out prior to the due date. Non-payment of the balance of the rental on or before the due date shall be construed as a cancellation. For bookings made less than 8 weeks before the start of rental, the total fee is payable.
Guest Obligations
During the Letting Period you must not:
• engage or allow any other person to engage in any illegal activity at the Property or do anything which we or the Housekeeper consider to be dangerous, offensive, noisy or immoral, or which may become a nuisance or annoyance to us or the owners of any neighbouring property;
• make any alterations or introduce any items of furniture of your own to the Property;
• cause any damage to or allow the condition of the Property or the furniture to deteriorate (apart from fair wear and tear).
Prior to your arrival at the start of the Letting Period you must pay a Security Deposit of £500 to cover any damage, loss or breakages to or at the Property or any of its furniture, additional cleaning if necessary during the Letting Period.
Guest Damage
Please report accidental damage or breakage if and when it happens so that repairs or replacement items can be arranged before the arrival of the next guests. All damages and breakages are the responsibility of the hirer and the cost of making good shall be payable on demand.
Losses and Damage
We accept no liability for loss or damage to personal effects or for personal injury or accident and we suggest you make suitable insurance arrangements to cover these.
Complaints
Great effort is made to maintain the highest standard of comfort. On the very rare occasion when you may experience a maintenance problem, please call the Housekeeper on 07979 005010 during your stay so that we can minimise any inconvenience to you.
Leisure Facilities
The Tenants agree that the use of the pool and games rooms, which is unsupervised, is at the Tenants own risk in all respects.
Whilst we endeavour to ensure the swimming pool, are maintained to the highest standard, we cannot be held responsible for unforeseen problems resulting in the facilities being temporarily out of action.
NO glass or bottles should be used near or in the swimming pool If broken glass is found in these areas we will be unable to refund your deposit, as the swimming pool and hot tub will have to be emptied and cleaned ready for the next guests.
Arrival and Departure
Changeover day is Friday. Weekend breaks are three nights starting on Friday and ending on Monday. Midweek breaks start Monday and end Friday. The Farmhouse/Cottages will be ready for you from 3pm on your arrival date. Please do not arrive any earlier, as time is needed to prepare the property for you. For the same reason, please ensure you vacate the property by 10am on the day of your departure.
Linen
Bed linen and towels are provided and beds will be made up for you when you arrive. Linen for cots is NOT provided. The towels must not be taken to the beach or used in the swimming pool, so please bring your own for this purpose.
Pets
Dogs are welcome in all our properties but must be under proper supervision and control at all times. We must insist that all mess be cleared from the grounds of the properties, Thank you.
NO dogs upstairs please, and NO pets other than dogs are permitted.

Smoking
Smoking is NOT permitted inside any parts of the Farmhouse or Cottages.
Right of Entry
The Housekeeper and/or the Owner shall be allowed the right of entry to the properties at all reasonable times for purposes of carrying out necessary repairs or maintenance.
Cancellations
In the event of cancellation we will do our best to re-let the property. If we are successful we will refund your deposit less a £50 administrative fee. Should we be unable to re-let (due to late cancellation) you will be liable for the full amount. We suggest that you take out cancellation insurance, available at a low cost from most insurance brokers, to cover yourself in this eventuality.
Non Availability of Property
If for any reason beyond the control of the Owner the property is not available on the date booked (owing to fire damage for example) or the property is unsuitable for letting, all rent and charges paid in advance by the Applicants will be refunded in full but the Applicant will have no further claim against the Owner.
